How does your rent to own program work?
We can rent you the home with the exclusive right to purchase it at a later date. Our buyers love it because it gives them time to save up for a larger down payment, time to clean up past credit problems, and time to try out the neighborhood before buying. We are obligated to sell to you, but you are not obligated to buy.

Is all of the monthly payment just rent?
This is determined on a case-by-case basis, but in most cases, no. For example, if the total monthly payment is $750, $150 of that may go toward your down payment assistance. So, just like a mortgage in the beginning, a small portion of the payment is working towards something.

How much down payment do I need?
We are very flexible with down payment. We can offer you many options and we will always do our best to work with whatever funds you have available.

What methods of down payment are accepted?
Unlike most lending institutions, we accept borrowed funds for closing. If you have a close friend or relative willing to lend you money for your down payment, you can use that in our programs. You may also be eligible to withdraw or borrow from your 401K to purchase a home without penalties. We may also accept trades.

Do you offer down payment assistance programs?
Yes we do. If you are a bit short on down payment, in many cases we can set up a monthly payment plan spread out over 6-12 months or longer to increase your down payment.

How can I sell my house quickly?
If you need to sell your house in a hurry we have the cash available right now to buy your house. We don't have to go through a loan approval process to wait for a bank committee to give us the green light.

How long will it take you to buy my house?
We can buy your house in as little as 5 days if necessary. We schedule a closing according to your needs or timeframe; meaning that we can buy your house very fast, or we can extend it to 1, 2, 3, or 5 months, whatever you need is what we will try to accomplish. We specialize in working with people just like you who need a no hassle friendly transaction, need a quick and flexible sale, or need to be rid of a problem.

What exactly is the process?
Basically, you will go to our online Sell Your House page, accessible 24 hours per day, 7 days a week. Follow the instructions on the page to give us some information about your house. We need to know the property address, any loan balances on the property, if there are any liens or judgments, if you are behind on payments and if so how much. Also, the overall condition of the property or any other pertinent information regarding the house or the financing. Once we have this information we will research the property to determine the fair market price. We will also need to determine what we will do with the property once we own it, which will help us establish our offers to you. We will then call you to give you an offer on your house.

Is it true that there are no fees, no commissions and no obligations?
That's right, we like to tell people, "Don't list your house. Sell your house." Following the traditional listing process it can take months to market, sell, and close on your house when you might want to move now. We recommend you call us first because we can save you the headache of continuing to make payments or dealing with it yourself because we can buy your house so quickly. There are no fees, commissions, or any obligations by seeing what we have to offer. We also keep all of your information strictly confidential.

Why do people sell you their house?
People sell their house for many different reasons. They may be moving to a larger home or downsizing to a smaller one. Or maybe they're just taking advantage of a job opportunity and must move. There are also reasons like divorce, job loss, getting behind on payments, health problems, or perhaps tired of being a landlord.

Does my property have to be in excellent condition for you to buy it?
No it doesn't. We will buy them in any condition or any situation.

Does my house have to be a certain size for you to be interested?
No, the size of your house really doesn't matter.
